Thailand visa guide for digital nomads and long stays

Visa exemption (stamp on arrival) — 60 days + 30 extension

Best for: First scouting trip, stays up to ~3 months

• 93 nationalities currently get 60 days free on arrival (air, land or sea) — no paperwork beyond the TDAC arrival card.
• Extend once by +30 days at any immigration office: form TM.7, 1,900 THB, one photo — about half a day of queueing.
• ⚠️ Heads-up: a reduction to 30 days for ~59 countries was approved in mid-2026 but is NOT yet in force (awaiting the Royal Gazette). Check the current rule right before you fly.
• Land borders: max 2 visa-exempt entries per calendar year. By air there is no hard cap, but back-to-back tourist entries are actively flagged — this is not a long-term strategy.

DTV — Destination Thailand Visa — 5 years · 180 days/entry

Best for: THE nomad visa — remote workers with foreign income

• 5-year multiple-entry visa; every entry grants 180 days, unlimited re-entries. Extendable once per entry for another 180 days at immigration (commonly reported: 1,900 THB, office discretion) — then exit and re-enter to reset.
• Financial proof: bank statements for the last 3 months ending at ≥500,000 THB (per the official MFA checklist). Enforcement is stricter in 2025–26 — season the funds, don’t deposit a lump sum the week before.
• Workcation track: employment contract / clients + income proof from OUTSIDE Thailand. Soft-power track: Muay Thai, Thai cooking, medical treatment etc. (practitioner sources report Thai-language courses no longer qualify — confirm with your embassy).
• Apply online at thaievisa.go.th from OUTSIDE Thailand. Base fee 10,000 THB, but each embassy sets its own local price (US$340–400 / €350 reported), non-refundable. Typical processing ~5 working days.
• Remote work for foreign employers/clients ONLY — no Thai employment, no Thai work permit possible on this visa. Misrepresenting your activity has led to real revocations.
• Tax reality: stay ≥180 days in a calendar year and you become a Thai tax resident — foreign income is taxable in the year you remit it into Thailand (no LTR-style exemption). Plan with a professional.

TR — Tourist visa — 60 days + 30 extension

Best for: Nationalities without the exemption, or as a backup plan

• Single-entry, ~1,000 THB equivalent (varies by embassy), applied via the same thaievisa.go.th portal; same +30-day extension at immigration as the exemption.

LTR — Long-Term Resident — 10 years

Best for: High earners: US$80k/yr remote professionals, wealthy retirees

• 10 years (5+5), annual report instead of 90-day, fast-track work permit, 17% flat tax for highly-skilled category. Work-from-Thailand track: US$80k/yr + employer revenue ≥US$50M (relaxed in Feb 2025).
• Total government cost ~50,000 THB for the decade — the paperwork bar is high, the price is not.

Thailand Privilege (Elite) — 5–20 years

Best for: Pay-to-stay — no income proof, concierge perks

• Membership tiers from ~650,000 THB (Bronze, 5 yrs — being withdrawn late 2026) up to ~5M THB (20 yrs). No work rights — residence only.

Retirement — Non-O / O-A (50+) — 1 year, renewable

Best for: Age 50+ with steady funds

• 800,000 THB in a Thai bank (seasoned) OR 65,000 THB/month income. Non-OA (from home country) additionally requires health insurance ≥US$100k coverage; Non-O (in-country) does not.

Study (ED) & Work (Non-B) — briefly — varies

Best for: Real students / Thai-company employees only

• ED visas are under an active crackdown (≈10,000 revoked in 2025; monthly attendance reporting, ~80% attendance enforced) — no longer a casual long-stay backdoor. Non-B requires a Thai employer plus a separate work permit.

Five things every long-stay visitor has to know

• TDAC digital arrival card is mandatory for EVERY entry since May 2025 — file free at tdac.immigration.go.th within 72h before arrival (beware lookalike paid sites). Show the QR at the border.
• Stay 90 consecutive days → file the TM.47 90-day report (free, online at tm47.immigration.go.th or in person; window 15 days before to 7 days after).
• TM30: your landlord/hotel must report your address within 24h of moving in (hotels do it automatically). If extensions get refused, a missing TM30 is a common culprit — ask your landlord.
• Leaving mid-stay on an EXTENSION? Get a re-entry permit first (TM.8: 1,000 THB single / 3,800 multiple) or your remaining stay is voided. Fresh visa-exempt/DTV entries don’t need one.
• Overstay costs 500 THB/day (cap 20,000) and 90+ days overstay brings multi-year re-entry bans. Set a calendar reminder the day you land.
